See The Progress Along Magnolia Avenue

Last updated on October 02, 2026

Downtown Orlando is continuing to evolve, and one of the next big changes is taking shape along Magnolia Avenue.

As part of the DTO Action Plan, the City of Orlando is transforming Magnolia Avenue from South Street north toward Livingston Street through a two-phase roadway and streetscape improvement project. Together, these improvements are designed to create a more intuitive north-south connection through downtown while making the corridor more comfortable and accessible for everyone who uses it — whether you're driving, walking, biking, taking transit or visiting a nearby business.

The first phase of the project is complete and changes how people travel along Magnolia Avenue: converting the street from one-way to two-way traffic. By converting Magnolia Avenue to two-way travel, the corridor becomes easier to understand and navigate. The project also significantly expands on-street parking, increasing the number of spaces on Magnolia from nine to over 100. Drivers can travel directly in the direction they need to go, creating a more straightforward connection between downtown destinations.

And the improvements aren't just about getting behind the wheel.

A more connected street network can make it easier to walk, bike, access transit and make convenient trips to downtown businesses. Reimagining how Magnolia Avenue functions creates an opportunity to support a downtown that is easier to navigate and more inviting to explore.

Once the Orange Avenue and Rosalind Avenue projects are completed, Phase 2 will build on this work with additional roadway and streetscape improvements, further enhancing Magnolia Avenue as an important north-south connection through downtown.

From improving how we travel to creating better connections between neighborhoods, businesses and destinations, Magnolia Avenue is another example of how downtown is evolving to meet the needs of the community.
