Downtown Investment Increases 45% in 2018

In 2018, construction permits issued by the City of Orlando for downtown Orlando construction projects had an estimated investment value of more than $305 million. This is a 45% increase from 2017. 

Here is a snapshot of current projects: 

520 E Church Street 

Completion: 2nd Half 2019 

This development is comprised of a 13-story building containing 363 residential units with approximately 6,800 sq. ft. of retail space. The project will feature a six-level parking garage, deck, resort-style pool, outdoor cooking area/bar/lounge, and more than 7,000 sq. ft. of indoor leasing and amenity space, including a resident’s lounge, state-of-the-art fitness center, club/game room, dog spa, and business center. 

SunTrust Plaza at Church Street Station 

Completion: 2nd Half 2019 

SunTrust Plaza will be a 25-story development that will include eight stories consisting of 180 hotel rooms, and seven stories with 206,500 sq. ft. of office space and 8,200 sq. ft of ground floor retail and lobby space. It will also include an integrated 10-story, 605-space parking garage. The project includes Class A office space. 

UnionWest at Creative Village 

Completion: 2nd Half 2019 

To complement the forthcoming downtown campus for the University of Central Florida (UCF) and Valencia College, this student housing development will contain 600 beds of student housing, 100,000 sq. ft. of education and education support space for UCF and Valencia, and 10,000 sq. ft. of ground floor retail. This development will include Valencia’s Hospitality and Culinary Arts program, which will feature a 50,000 sq. ft. facility with a test kitchen. Expected completion date is second half 2019. 

Amelia Court 

Completion: 1st Half 2019 

Amelia Court at Creative Village will be a new mixed-income housing development located on Parramore Avenue between W. Amelia and Concord Streets. The development will feature 256 multi-family units in two new buildings, along with resident amenities and parking, bringing much needed market and affordable housing options to the Parramore neighborhood and Creative Village. Completion is expected the first half of 2019. 

Parramore Oaks (Phase I) 

Completion: 2nd Half 2019 

Parramore Oaks will provide 211 new housing units in two phases: 178 apartment units in 1 three-story and 2 four-story buildings plus 33 two-story townhouse units. Construction completion is expected the first half of 2020. Phase 1 will have 101 apartment units and 19 townhouse units. Phase 1 includes buildings 1 and 2 that front along S. Parramore Avenue between Carter and Conley Streets. 

Creative Village Parcel M Apartments 

Completion: 2nd Half 2020 

The proposed project consists of a 14-story multi-family residential building located on a 1.6-acre site on the southwest corner of Amelia Street and Terry Avenue. There will be 390-units, 6,500 sq. ft. of ground floor commercial space and a 570 space-parking garage. The project amenities include a rooftop swimming pool, clubhouse and fitness center, a dog wash, amenity desk and a 2.5-acre Central Park. There will be collaboration space on each residential floor for the students to use as conference rooms and co-working space.
